Some things you only learn by being there. We look at the numbers, but we're also paying attention to what happens before the viewing, inside the home, across competing listings, during negotiations and once real buyers and sellers start responding.
01 Before the viewing The listing tells us what is available. It doesn't always tell us what actually matters.
Before we step inside, we're already looking at recent transactions, competing listings and what we've seen from other units in the project.
It gives us context for what deserves closer attention when we're actually there.
02 Inside the home A floorplan and listing photos can only tell you so much.

We look at how the space actually feels, privacy, sun, noise, condition and anything that may cost money to fix later.
03 Across the project One difficult unit doesn't necessarily mean the project has a problem.

We look for patterns across transactions, stacks, layouts and buyer feedback to understand what's isolated and what keeps coming up.
04 On price Why might two apparently similar homes deserve different prices?
The last transaction is a reference point, not the answer.
We compare the unit against what's competing now and ask whether its floor, facing, layout, condition or scarcity really justify the difference.
05 In the negotiation A good negotiation isn't only about the number.
A good negotiation isn't only about price. Timeline, conditions, certainty and flexibility can change how an offer is received.
We try to understand what matters to the other side without losing sight of what matters to our client.
06 When the market responds Once a property goes live, the market starts giving us information.
Once a property goes live, enquiries, viewings, repeated objections and offers start telling us something.
We use that feedback to work out whether the issue is presentation, positioning, price, targeting or the property itself.

About REALTANG
We were clients before we became advisors.

That experience shaped how we advise today. Dylan came from engineering and the public sector and works on the numbers, the financing and the scenarios. Joey came from marketing and operations and works on positioning, negotiation and keeping every moving piece together.
