We look at the development as a whole, including its characteristics, unit mix, transaction activity, competing supply and factors that may affect demand within the project.

How strong is the location today, and what could improve it over time?

We look at connectivity, amenities, schools, employment nodes and future changes around the area that may affect demand.

We compare the entry price against relevant transactions, competing units and the differences that may justify a premium or discount.

We look at the likely future buyer pool, layout, total price, competing supply and characteristics that may make the property easier or harder to resell.

The total helps us compare properties. The reasons behind the score matter just as much.

A higher score doesn't automatically mean "buy". We still need to consider the specific unit, your entry price, your priorities and what you need the property to achieve.
